Educational worksheet for how prepaid mortgage points may be deducted in the year paid versus amortized over the life of the loan in simplified cases.

Required inputs: points paid, purchase versus refinance, loan principal, term. Optional: months outstanding this year, seller-paid points.

Connect monthly housing payment to an educational monthly take-home illustration so you see cash-flow stress, not a tax-refund fantasy.

Required inputs: monthly principal, interest, taxes, and insurance, plus monthly or annual net take-home. Optional: PMI, HOA, other debt payments.

What these worksheets will not do

They do not prepare a return, store a Social Security number, talk to an IRS API, or replace Publication 936 or a qualified tax professional. Acquisition-debt limits, home-equity tracing, alternative minimum tax, and state conformity are out of scope.
