Jumbo Loans Explained: When You Need One

When a mortgage becomes jumbo under FHFA 2026 conforming limits, including the $832,750 baseline. Educational limit math, not a quote.

Published: 2026-09-14

Key takeaways

  • FHFA says loans above the conforming loan limit are jumbo loans. In most of the United States, the 2026 one-unit baseline limit is $832,750, up $26,250 from 2025.
  • FHFA raised the 2026 baseline by 3.26 percent, matching the third-quarter 2024 to third-quarter 2025 change in its expanded-data House Price Index.
  • High-cost area ceilings for one-unit properties reach $1,249,125 in 2026, which is 150 percent of the baseline. Alaska, Hawaii, Guam, and the U.S. Virgin Islands use a higher statutory baseline of $1,249,125.
  • Jumbo underwriting is set by the lender and investors outside Fannie Mae and Freddie Mac purchase limits. A jumbo label is not a quoted rate or an approval.

A jumbo loan is a mortgage larger than the conforming limit that Fannie Mae and Freddie Mac are allowed to buy. The limit is a legal size cap, not a credit score and not a rate.

FHFA publishes the cap each year. For 2026, the agency set the one-unit baseline at $832,750 in most of the country. This page explains when a file crosses that line. It does not quote jumbo pricing.

What makes a mortgage jumbo in 2026?

FHFA's conforming-limit explainer states the rule in one sentence: Fannie Mae and Freddie Mac may purchase single-family mortgages only below a specific amount, "known as the conforming loan limit (CLL) value. Loans above this amount are known as jumbo loans."

On November 25, 2025, FHFA announced the 2026 values. In most of the United States, the one-unit limit is $832,750, an increase of $26,250 from 2025. The Housing and Economic Recovery Act ties that annual change to average U.S. house prices. FHFA said the expanded-data House Price Index rose 3.26 percent from the third quarter of 2024 to the third quarter of 2025, so the baseline rose by the same percentage.

County limits can sit above the baseline where 115 percent of local median value exceeds $832,750, up to a ceiling. For 2026 the one-unit ceiling is $1,249,125, which is 150 percent of the baseline. Alaska, Hawaii, Guam, and the U.S. Virgin Islands start at $1,249,125 and ceiling at $1,873,675 for one unit.

What are the 2026 baseline limits by unit count?

UnitsContiguous states, D.C., Puerto RicoAlaska, Guam, Hawaii, U.S. Virgin Islands
1$832,750$1,249,125
2$1,066,250$1,599,375
3$1,288,800$1,933,200
4$1,601,750$2,402,625

Fannie Mae publishes the same baseline table for loans it acquires in 2026. High-balance conforming loans in designated high-cost counties can go up to the local ceiling and still be eligible for Enterprise purchase. Those are not jumbo files. Jumbo starts above the applicable local limit.

FHFA said 2026 limits rose in all but 32 counties or county equivalents. Confirm the property county on FHFA's published list rather than assuming the national baseline.

How is jumbo underwriting usually different?

A jumbo loan is not purchased under standard Fannie Mae or Freddie Mac limit rules, so the investor sets the overlays. Lenders often ask for more reserves, a larger down payment, and a stronger credit profile than a baseline conforming file. Those overlays vary. They are not a federal floor like the FHFA dollar cap.

Our loan types hub already flags jumbo as a higher-balance path with stricter reserves. That card is a sketch. The written Loan Estimate is the comparison. Price a payment in the mortgage calculator and a planning range in the affordability calculator after you have a county limit and a loan amount.

Some buyers stay conforming by raising the down payment so the loan amount sits under the local cap. That is arithmetic, not advice that conforming is cheaper. Jumbo and conforming can price differently on the same day. Compare APR and cash to close, not the product name.

What jumbo is not

Jumbo is not an FHA, VA, or USDA category. Those programs have their own loan-limit tables. Jumbo is also not a forecast that high-cost markets will keep rising. The 2026 FHFA adjustment is a backward-looking house-price formula.

A weekly national average for conforming 30-year loans is a poor jumbo proxy. Freddie Mac's PMMS sample is conventional conforming purchase activity. See how mortgage rates are determined for what that survey includes.

Rate note: jumbo pricing is lender-specific. Nothing here is a quote, a lock, or a guaranteed APR. County limits change by calendar year. Recheck FHFA when you apply in a later year.

Frequently asked questions

What is a jumbo loan in 2026?

FHFA says a jumbo loan is a mortgage above the conforming limit Fannie Mae and Freddie Mac may buy. In most of the country the 2026 one-unit baseline is $832,750. High-cost counties can go higher, up to $1,249,125. The label is a size test, not a quoted rate.

What is the 2026 conforming loan limit?

FHFA set the one-unit baseline at $832,750, up 3.26 percent from 2025 after the same rise in its House Price Index. Two-, three-, and four-unit baselines are $1,066,250, $1,288,800, and $1,601,750 in most states. Check the county list for high-cost ceilings.

Is a high-balance loan the same as a jumbo?

No. High-balance conforming loans in FHFA high-cost areas can go up to the local ceiling and still be eligible for Fannie Mae or Freddie Mac purchase. Jumbo starts above that local limit. Confirm the county ceiling before you treat the file as jumbo.

Do jumbo loans require 20 percent down?

There is no single federal down-payment rule that defines jumbo. Lenders and investors set overlays, and many ask for more down payment and reserves than a baseline conforming file. Those overlays are not an approval. Compare written estimates.

Are jumbo rates the same as conforming rates?

Not necessarily. Jumbo loans sit outside the Enterprise purchase limit, so investors price them separately. Freddie Mac's weekly PMMS average is a conforming purchase survey, not a jumbo quote. Compare APR on matching Loan Estimates. Nothing here is a lock.
