A jumbo loan is a mortgage larger than the conforming limit that Fannie Mae and Freddie Mac are allowed to buy. The limit is a legal size cap, not a credit score and not a rate.
FHFA publishes the cap each year. For 2026, the agency set the one-unit baseline at $832,750 in most of the country. This page explains when a file crosses that line. It does not quote jumbo pricing.
What makes a mortgage jumbo in 2026?
FHFA's conforming-limit explainer states the rule in one sentence: Fannie Mae and Freddie Mac may purchase single-family mortgages only below a specific amount, "known as the conforming loan limit (CLL) value. Loans above this amount are known as jumbo loans."
On November 25, 2025, FHFA announced the 2026 values. In most of the United States, the one-unit limit is $832,750, an increase of $26,250 from 2025. The Housing and Economic Recovery Act ties that annual change to average U.S. house prices. FHFA said the expanded-data House Price Index rose 3.26 percent from the third quarter of 2024 to the third quarter of 2025, so the baseline rose by the same percentage.
County limits can sit above the baseline where 115 percent of local median value exceeds $832,750, up to a ceiling. For 2026 the one-unit ceiling is $1,249,125, which is 150 percent of the baseline. Alaska, Hawaii, Guam, and the U.S. Virgin Islands start at $1,249,125 and ceiling at $1,873,675 for one unit.

Fannie Mae publishes the same baseline table for loans it acquires in 2026. High-balance conforming loans in designated high-cost counties can go up to the local ceiling and still be eligible for Enterprise purchase. Those are not jumbo files. Jumbo starts above the applicable local limit.
FHFA said 2026 limits rose in all but 32 counties or county equivalents. Confirm the property county on FHFA's published list rather than assuming the national baseline.
How is jumbo underwriting usually different?
A jumbo loan is not purchased under standard Fannie Mae or Freddie Mac limit rules, so the investor sets the overlays. Lenders often ask for more reserves, a larger down payment, and a stronger credit profile than a baseline conforming file. Those overlays vary. They are not a federal floor like the FHFA dollar cap.

Some buyers stay conforming by raising the down payment so the loan amount sits under the local cap. That is arithmetic, not advice that conforming is cheaper. Jumbo and conforming can price differently on the same day. Compare APR and cash to close, not the product name.
What jumbo is not
Jumbo is not an FHA, VA, or USDA category. Those programs have their own loan-limit tables. Jumbo is also not a forecast that high-cost markets will keep rising. The 2026 FHFA adjustment is a backward-looking house-price formula.
